Annual Report - Property and Fabric [2007 Reports] [Property] FABRIC REPORT 2008It would have been nice to write that all building work in the church was now complete. But I am sorry to say it is not so. This is partially due to Southwell who seem to take an age processing faculties and contractors taking a while getting quotes in. Work still needed to be done is: re-roofing, new carpets, decorating, looking at the heating system and, placing chairs at the back of the church as well as having “emergency chairs” for special services etc. Quotes for some of the work have been received while others are being sought. Apart from the heating and roofing quote the PCC has decided that one faculty be applied for. Thanks to every one who helps out with any of the jobs in church. A special thanks to Peter Thomas for without his help faculties would take even longer. Barbara Burrows & John Plumtree Churchwardens ALL HALLOWS HALL [Picture]The parish hall has remained busy throughout the year with regular and casual users. Richard Rogers art classes have moved to a regular all day slot on Thursdays. Casual parties have also increased. Each weekday evening has at least one booking but there are several daytime slots vacant. A maintenance safety regime operates for the essential appliances, boiler, fire extinguishers and portable electrical appliances and are all up to date. In the main the hall provides good safe value for money accommodation for numerous groups and bodies. Complaints are rare and restricted to minor irritations with other hirers. Neighbours around the hall are frequently consulted about potential problems of nuisance or noise and are considered when making decisions about holding events. A regular maintenance program is still not carried out but is under discussion due to the future of the hall not being known. The general feeling from hall users and the community is strong and that it would be a great loss if the hall was no longer available. Numerous groups have stated they would have to cease if the hall closed. Groups and individuals have pledged support if it remains available. Deborah Aston, Booking Secretary CROFT COTTAGCROFT COTTAGE; GLEBE COTTAGE; 19, GRANGE ROADThere have been no changes in tenancy of the 3 properties this year. Annual landlords’ Gas Safety checks have been carried out. The rent of Glebe Cottage was increased by £50 per month to £475 pcm from January 1st 2008. The rent of the adjoining Croft Cottage has been unchanged since December 2006 when the tenancy changed, so it is intended to review this rent this year to bring it in line with its neighbour. The rent of Grange Rd property will also be reviewed in 2008. Minor works in Croft Cottage, viz. a new toilet cistern and suite and tiling the toilet, have been carried out by the tenant to a good standard. Internal wall cracks have appeared in Grange Rd property which are being monitored. The roofs of adjoining properties managed by A1 Housing have been replaced recently. Whilst the roof of no.19 Grange Rd appears at present to be sound it is likely, in view of A1 Housing’s actions on their properties, that it too will need replacement in the foreseeable future. There has been a need for expenditure on the central heating boiler at 19, Grange Rd. In June 2008 the tenants at Grange Road are to marry, an indicator they are happy where they are. Peter Thomas ALL HALLOWS CHURCH FABRIC REPORTNot since 1877 when the church was almost completely rebuilt has there been such major building works. So in 2006/7 and after several discussions with PCC and church members and the architect, the decision was made to make some alterations to the inside of the church. Some of the back pews were removed to enable a more social meeting area, the kitchen area was given a complete face lift and the toilet was altered to allow disabled access. Although this has not been without a few minor problems the general consensus is that it has been worth the wait. Thanks to all who helped by being available to meet various work men. Barbara Burrows & Paul Lancaster, Churchwardens. ALL HALLOWS HALL [Picture]The Church Hall is providing good accommodation for numerous regular local groups both daytime and evenings. These range from toddler groups to photographic, art classes and line dancing. Weekends are usually occupied by Saturday Club or Children’s parties. The facility is valued by these hirers who would have difficulty finding alternative accommodation. It is well lit and heated, and is in reasonable state of repair. One long term regular hirer, ‘Ordsall Playgroup’ has given notice to quit for 31/3/07 due to relocation at the Junior School who are providing free accommodation. This loss will hopefully be offset by an increase in the art classes. A new heating timer has been fitted to provide better reliability of the heating system. Safety checks have been carried out on :- Fire extinguishers, Boiler, Gas meter, Electrical P.A.T Test, Environmental Health. Cleaning chemicals are kept locked away separately. Maintenance issues are in hand with the PCC. Deborah Aston, Booking Secretary CROFT COTTAGE, GLEBE COTTAGE, GRANGE ROADTwo properties have had a change of tenant in the year. It is a reflection of the property letting market that Croft Cottage was vacant for 3 months, having previously been re-let within a week or so. Each property has had some remedial work done and there have been some improvements on all. Grange Road had a shower installed and the garden re-ordered.
